5 Reasons Youll Want A Veteran Friendly Real Estate Agent

Have you served? There are five reasons why you'll want a veteran-friendly real estate. 

1. The agent understands the unique needs of veterans and service members

During the home buying process, one of the duties as an agent is to help you nail down criteria such as square feet, price range, number of bedrooms, and number of bathrooms.  For veterans, housing needs and search criteria, goes far beyond that.  An agent who is experienced working with military clients can help find the right home that meets a veteran's needs for each specific situation. For instance, a disabled veteran may need help finding housing grants or a home with adaptive renovations so that they can live independently in a barrier-free environment. Some clients may suffer from PTSD and have specialized needs that most agents might not understand. 

2. The agent's prepared for an accelerated buying or selling timeline

Active-duty service members relocate often and with short notice which can sometimes mean buying and selling on tight timelines. Agents working with military clients usually streamline the process by doing video tours and/or FaceTime/Skype due to the client having to purchase sight unseen.  This can be very stressful for the military family and an agent who understands this lifestyle can help ease the family and be the eyes and ears to ensure their needs are being met.

For sellers who need to sell quickly, the military-friendly agent can get this done while not sacrificing on the profit. 

3. The agent can recommend knowledgeable lenders

Most lenders will say they do VA loans but it's very important to have a lender who is experienced with VA loans and understands the special circumstances and the proper documentation required.  

4. The agent understands the VA appraisal process

Most buyers understand that they may need to make repairs when purchasing a home but to qualify for the VA loan, the house must meet a set of VA-designated Minimum Property Requirements.

While most buyers are focused on a home's bells and whistles, an agent who specializes in working with service members and veterans will keep an eye out for red flags that might need addressed before a VA loan will close. 

5. The agent will ensure a condo or townhome is approved

Agents who are unfamiliar with VA procedures may not be aware that condo and townhome communities need to be "approved" by the VA.  

While you can find a list of approved condos and townhomes on the Department of Veterans Affairs website, agents who don't have experience with military buyers may not even check. 

You don't want to fall in love with a place and waste time and possibly money on a property because your agent didn't do their research.
